Landlord & letting agent boiler replacement.

Replacing a boiler in a rented property means working with a tenant as well as a landlord or agent. Send the property address, who approves and pays, who gives access and photos of the boiler. Heating People reviews the job and arranges a survey.

What this covers

Replacing a boiler in a let property, for landlords, letting agents and property managers, including a single flat or a portfolio. A like-for-like replacement can start with the online boiler price. Anything more involved, such as moving the boiler or changing the system, is assessed at a survey first: see relocation and flue changes and boiler conversions.

Authorisation and access

Tell us who approves the work and who pays, separately from the tenant who will let us in. Give the tenant’s contact details and best times for access, and say whether keys need collecting. Where required, key collection is £15, or £30 for collection and return, and parking is £10 per hour. We explain these arrangements before the price is confirmed.

Repair or replace?

A fault does not always mean a new boiler. If the boiler is old, keeps breaking down or parts are hard to find, replacement can cost less over time. A diagnostic visit, £92.50 for the first 45 minutes, can help you decide. See repair or replace your boiler and landlord or tenant boiler repair.

What to have ready

  • The property address and postcode, and whether it is a house or flat.
  • The landlord or agent contact who approves and pays, and the tenant contact for access.
  • Photos of the boiler and its data label, the controls and the flue, taken from a normal standing position.
  • The date of the last gas safety record, if you have it.
  • Do not ask the tenant to remove the casing or touch any gas fitting to take photos.

Next step and who you contract with

Start with the online boiler price, or send the details through the request form.

Your written quotation names the installer, who your contract is with, and your warranty and workmanship guarantee. Heating People reviews the survey findings and the price with you before you agree.
