Broken boiler in a rented home: who is responsible?

In most private tenancies the landlord is responsible for repairs to the boiler and heating. Tenants should report problems promptly.

Landlord responsibilities

Landlords of most short tenancies in England and Wales must keep the installations for heating, hot water, gas and water supply in repair and working order. They must also arrange the annual gas safety check.

Tenant responsibilities

Tenants should report faults quickly, allow access for repairs and checks, and use appliances properly. Damage caused by misuse can be a different matter, and your tenancy agreement sets out the details.

What to tell the landlord or agent

  • What the boiler is doing, and since when
  • Any fault code on the display, and the boiler make and model
  • Whether there is no heating, no hot water or a leak
  • Whether the household includes anyone vulnerable to the cold

If you smell gas

Do not wait for a landlord. Leave the property and call the National Gas Emergency Service on 0800 111 999.

Arranging a repair visit

We can arrange a diagnostic visit for rented homes: £92.50 for the first 45 minutes. A tenant can book, but we may need the landlord or agent to authorise the work, and it must be clear who is paying. See boiler repairs.

This is general information, not legal advice. For your own tenancy, ask a solicitor or a landlord association.

Common questions

Can a tenant arrange the repair themselves?

Check your tenancy agreement and tell your landlord first. Paying for repairs without agreement can cause disputes about who owes what.

What if there is no heating or hot water?

Report it to the landlord or agent in writing straight away and keep a record. See our guide to no heating or hot water.
