What an electric boiler is
An electric boiler heats water with electric elements instead of a gas burner, and pumps it round your radiators like a gas boiler. There is no flue, no gas supply and no combustion. Like gas boilers, they come as combi-style models for heating with instant hot water, or as heating-only models that work with a hot water cylinder.
Homes it can suit
- Flats and smaller homes where gas is not available or not allowed
- Homes that want to stop using gas
- Places where a flue is difficult to fit
Electric boilers are usually less suited to larger homes with a high heat demand, because of the electricity supply needed and the running cost.
What the free survey checks
- Whether your electricity supply and fuse board can take the extra load. Larger electric boilers can need a supply upgrade
- The heat demand of the home and whether the output is enough for your radiators
- The position, pipework and, for a heating-only model, the hot water cylinder
- Running costs: electricity usually costs more per unit than gas, so they are often higher
- Whether another option, such as an off-peak tariff or a heat pump, may be cheaper to run in your home

Replacing a gas boiler with an electric one
If you are switching from gas, the old boiler is removed and the gas pipework made safe by a Gas Safe registered engineer. This is assessed at the survey and included in the price before you agree. See boiler replacement and gas pipe work.
After installation
An electric boiler has no flue or combustion, so no annual gas safety check of the boiler is needed. Gas appliances elsewhere in the property still do. Ask for the warranty terms and any servicing the manufacturer requires for your model. Landlords in England also have separate electrical safety duties.
