New boiler: which certificate do you get?
After a new boiler is installed you should receive installation paperwork, but it is not the same as a landlord gas safety certificate.

Two different documents
A Building Regulations compliance certificate confirms the installation was notified under the Building Regulations. A Gas Safety Record (CP12) is the check landlords arrange every year. They have different purposes and neither replaces the other.
Paperwork to expect after installation
- Building Regulations compliance notification, handled by the installing engineer through their registration scheme
- The commissioning record for the boiler
- The manufacturer’s warranty details and user instructions
- Details of any controls, filters or cleaning carried out
Ask the installer what you will receive and when.
Landlords
A landlord still needs the annual gas safety check. After a new installation, ask the installer to confirm in writing what records they are supplying, then book your next gas safety check in line with your annual deadline.
Our installations
All installations are carried out by Gas Safe registered engineers. See boiler installation and what to expect. Combi boilers start from £2,049 fully installed.
Common questions
Is a boiler commissioning certificate a gas safety certificate?
No. It records that the boiler was commissioned. A landlord gas safety record is a separate check.
Do I need a certificate for the warranty?
Warranty terms depend on the manufacturer. They usually need the boiler installed and commissioned correctly and serviced as required, so keep all the paperwork.
