Annual gas safety certificate: renewal and deadlines
Landlords must have gas appliances checked every 12 months. This is how renewal works, how early you can book and how to combine it with a boiler service.

How often
A landlord gas safety check must be carried out at least every 12 months. The record should be given to tenants within 28 days of the check, and to new tenants before they move in.
Booking early without losing your date
The check can be done within the two months before the 12-month deadline, and the original expiry date is kept for the next cycle. Do not assume the window extends an overdue check. Keep the records that show the timing. See HSE guidance.
Combining with a boiler service
Landlords often book the safety check and a boiler service in one visit, saving a second round of access. They remain separate jobs: the check records safety findings, and the service is maintenance. See boiler service and gas safety.
Homeowners
There is no legal annual deadline for homeowners, but an annual service and check are recommended. See homeowner guide.
Cost
£92.50 for up to two appliances, plus £22.50 for each additional appliance. Gas fires are charged separately.
Boiler service from £92.50.
Common questions
What if my certificate has run out?
Book a new check as soon as you can. A lapsed record means the landlord’s annual duty has not been met.
Does a new tenant need a new check?
They need a copy of the current record before they move in. A new check is only needed if the current one is out of date or the appliances have changed.
