Gas safety checks for homes & rented properties.

Choose the check that matches your property and the reason for the visit. Tell us whether you are a homeowner, landlord, managing agent or occupier, and whether you need a routine check, a landlord record or investigation of a fault.

For landlords and managing agents

Ask for a landlord gas safety check and Gas Safety Record, often called a CP12. List all landlord-provided gas appliances and explain any shared flue or communal-heating arrangements. A boiler-only request may not cover the whole landlord check required for the property.

For homeowners

A safety check reviews the agreed appliances and findings; it is separate from routine maintenance or an investigation of an intermittent fault. Explain your concern when booking so the engineer can plan a suitable visit.

Gas work must be carried out by an engineer registered and qualified for the work involved. Check the engineer ID and relevant appliance categories. A check does not guarantee that an appliance will remain fault-free.

A check, a service or a diagnostic visit?

A check records safety findings. A service is maintenance carried out to the appliance instructions. Diagnostics investigate a reported problem. Repairs, parts and additional work are separate unless included in the agreed scope.

The diagnostic visit is £92.50 for the first 45 minutes. Minor adjustments may be possible within that time; replacement parts and further work require a separate agreed price. Do not book a routine check as a substitute for reporting a fault.

Price and preparation

The landlord gas safety check is £92.50 for up to two appliances. Additional appliances are £22.50 each; gas fires are always charged separately. For a different homeowner check, we confirm the scope and price before payment.

Provide safe access to the appliances and meter, tell the occupier what has been booked, and send the previous record if available. This guide is not a complete account of landlord duties.

Arrange the right visit

Send the full address and postcode, appliance make and model if known, the reason for the visit and access details. Heating People operates from Leyton; the job location, scope and availability are reviewed before a visit is agreed.

Heating People confirms the price before issuing a quote or invoice for advance payment. Once you have paid, your booking is confirmed. A two-hour arrival window can be confirmed on the day.

Where required, parking is charged at £10 per hour. Key collection is £15, or £30 for collection and return. Tell us about these requirements before the price is confirmed.
