Understanding your Gas Safety Record (CP12).

A Gas Safety Record, often called a CP12, records the checks and findings for a rented property. It should identify what was checked and any safety-related defects; it is not a promise that no future fault will occur.

Check the property and appliance details

Check that the property address, landlord or agent details and appliances match the booking. The record also identifies the engineer, date, check results and any recorded safety action. Contact us if you believe information is incorrect; do not amend the engineer record yourself.

A record can include defects

The engineer issues the record after the required checks have been completed, including where defects are found. Necessary safety action and proposed remedial work are explained separately. Keep evidence of follow-up work with the record.

We provide a digital record on the day the required checks are completed. It is not delayed simply because further remedial work is needed. A booking does not guarantee a satisfactory result.

Copies for tenants and record retention

Existing tenants normally need a copy within 28 days; new tenants need a current record before moving in. Electronic delivery requires the tenant to be able and happy to receive it that way; provide a paper copy if requested.

Keep records for at least two years. If using the early-check flexibility, keep the relevant record until two further checks have been completed. Check the HSE guidance for detail and exceptions.

A CP12 is separate from boiler maintenance

The record reports the gas safety check. A boiler service is maintenance and should be requested separately or as part of an expressly agreed combined booking. Keep service and repair records alongside the gas safety record.

Arrange a new check or request a copy

A new landlord gas safety check is £92.50 for up to two appliances. Additional appliances are £22.50 each; gas fires are always charged separately. Tell us the current appliance list, access arrangements and required timing.

For a copy of a previous Heating People record, contact us with the job reference, property address and check date if known. We may need to verify that you are entitled to receive it.

Arrange the right visit

Send the full address and postcode, appliance make and model if known, the reason for the visit and access details. Heating People operates from Leyton; the job location, scope and availability are reviewed before a visit is agreed.

Heating People confirms the price before issuing a quote or invoice for advance payment. Once you have paid, your booking is confirmed. A two-hour arrival window can be confirmed on the day.

Where required, parking is charged at £10 per hour. Key collection is £15, or £30 for collection and return. Tell us about these requirements before the price is confirmed.
