Boiler inspection: choose the right visit.

“Boiler inspection” can mean fault finding, routine servicing, a landlord safety check or an assessment before a proposed purchase. Tell us what you need to establish so we can confirm the appropriate visit and report.

A fault or reliability concern

For no heating, no hot water, a leak, pressure loss or a fault code, request a diagnostic visit and describe the symptoms. Send a photo of the display and model label if available without removing covers.

The diagnostic visit is £92.50 for the first 45 minutes. Minor adjustments may be possible within that time. Parts, extended investigation and further repairs are priced separately before proceeding; a successful repair is not guaranteed within the initial visit.

Routine maintenance or a landlord record

A service follows the appliance maintenance instructions. A landlord gas safety check records safety findings for the relevant appliances and flues. They have different purposes; request both if both are needed.

The landlord check is £92.50 for up to two appliances; additional appliances are £22.50 each and gas fires are always charged separately. Servicing is not automatically included.

Before buying a property

Explain whether you want an operational assessment, a written report or a wider heating-system review. Send the property details and any seller disclosures before the scope and price are agreed.

Access, utilities and permission from the person controlling the property must be arranged. Findings concern the checks completed and accessible equipment at the visit; they are not a warranty or a guarantee of remaining appliance life. An assessment does not replace a building survey.

What to send before the visit

Include the make, model, approximate age if known, current symptoms and previous reports. Tell us about a loft-mounted boiler, concealed flue, locked meter cupboard or communal plant. Do not remove casing or disturb gas fittings to obtain information.

Arrange the right visit

Send the full address and postcode, appliance make and model if known, the reason for the visit and access details. Heating People operates from Leyton; the job location, scope and availability are reviewed before a visit is agreed.

Heating People confirms the price before issuing a quote or invoice for advance payment. Once you have paid, your booking is confirmed. A two-hour arrival window can be confirmed on the day.

Where required, parking is charged at £10 per hour. Key collection is £15, or £30 for collection and return. Tell us about these requirements before the price is confirmed.
