Boiler service & CP12

Boiler service &
landlord gas safety.

Arrange a boiler service and landlord gas safety check together, with the appliance list, access and authorisation agreed before the appointment.

Two services, one planned visit

A boiler service and a landlord gas safety check serve different purposes. Booking them together can reduce the need to coordinate two separate appointments.

  • Boiler service: planned maintenance and checks appropriate to the appliance and manufacturer instructions.
  • Landlord gas safety check: gas safety assessment of the agreed appliances and installation, with a Gas Safety Record where applicable.
  • Tell us the number and type of gas appliances when arranging the visit.

For landlords, agents & homeowners

Useful for landlords coordinating annual maintenance and gas safety checks, or homeowners who want both a service and a gas safety assessment.

Confirm which appliances need checking. Our standard CP12 booking covers up to two appliances, such as a boiler and cooker or hob. Additional appliances are charged separately; a gas fire is always extra.

Check the combined service option online or request a quote for the property.

Prepare for the appointment

  • Arrange access with the occupier and ensure the appliances are accessible.
  • Provide the previous record and service history if available.
  • Tell us about key collection, parking, restricted access and any known faults.
  • If the boiler is already faulty, tell us before booking routine servicing.

After the visit

We explain the findings and any recommended work. A digital gas safety record is provided after the completed check. A service or safety check does not include every possible repair or replacement part.

If further work is needed, the scope and price are agreed separately.

Questions before you book

Does a CP12 replace a boiler service?

No. A landlord gas safety check and routine boiler servicing have different purposes. The combined visit includes both agreed services.

Can you coordinate with a tenant or managing agent?

Provide the occupier access details and the landlord or agent authorisation and billing details when arranging the job.

Can you check more than two appliances?

Tell us all appliance types and quantities so the correct service and price can be confirmed. Additional appliances and gas fires incur extra charges.
